What is a Devon Pine Lodge?

Devon Pines Lodges conform to the legal definition of a mobile home. All Lodges are pre-manufactured and fitted out at our production facility in Winkleigh, Devon. They are built & certified to British Standard EN1647 and are approved by the National Caravan Council as Caravan Holiday Homes. The 20ft wide (twin unit) Devon Pine Lodges are delivered in two 10ft halves, which are then bolted together on site. Each half has a twin axle chassis for ease of siting & transportation. They are usually supplied fully fitted out with electrical wiring & fittings, plumbing, kitchen and bathroom fittings, as well as all soft furnishings should you wish. The Single unit lodges (12ft wide) are delivered in one piece.

Can I live in a Lodge?

All of the Devon Pine Lodge range can be used for Holiday lets all year round. Please ensure you contact your chosen park to confirm tenancy and site agreements before hand. If you have your own land with Planning (if required) and are intending to use your Lodge for all year round use, extra insulation packages can be discussed at planning stage. All Ashbury Lodges have extra insulation as standard.

How is the Lodge constructed?

Chassis
The all welded twin axle mild steel chassis is manufactured in line with the specification set out in the NCC Code of Practice 501. It is then spray coated with a corrosion protective paint layer as in line with the International Standard ISO 12944 and British Standard BS3900. 4 wheels are fitted to the full width axle assemblies. A detachable tow-bar can be fitted to either end. The Lodge is supplied with pyramid jacks.

Floor
Constructed with 18mm V313 and 50mm - glass fibre insulation over a continuous heavy-duty moisture barrier.

Roof
Metal roof tiles (with relevant BBA certificates & within Building Regulation requirements) are laid on 2"x1" roof battens over non breathable roofing underlay (BRE cert no 105/03). All are laid over pre-fabricated roof trusses at 600mm centres with 100mm insulation laid between the ceiling joists. Ceilings are of PTGV or of 9mm plywood, with a paper finish.

Internal Walls
Timber Cladding finish. All roof spaces are through ventilated via the eaves. Studwork 57x25mm of quality softwood is constructed and fixed at a minimum of 400mm centres. Wall construction for standard Lodges is 125x16mm redwood PTGV cladding and insulated throughout by 50mm mineral wool. The Lodges with ‘wallpaper option’ have internal faces that are panelled with 9mm plywood, joints are filled and sanded and finished with wallpaper. This achieves a Class2 spread of flame to grade BS476

Windows & Doors
All Lodges are fitted with UPVC double glazing (energy efficient & toughened glass) to doors & windows. All doors are fitted with 5 position locking for additional security.

Sanitary Ware
Fitted as standard and is connected to comply with the relevant standards.

Gas Combination Boiler
The system is simple to use and incorporates a built in 24 hour timer and room thermostat. Work is carried out by qualified fitter. It should be noted that the final connections are carried out on site and that this work must be completed by an approved Corgi contractor.

Electrical Installations
Standard electrical installations are to IEE regulations and power distribution is via a consumer unit with miniature circuit breakers incorporating a residual current circuit breaker. It should be noted that the final connections are carried out on site and that this work must be completed by an approved contractor.

Internal Furnishings
Vinyl to the kitchens & bathrooms with carpets throughout the rest of the Lodge. Built in wardrobes & dressing tables. Built in kitchen, divan bed, curtains and or blinds to all windows. Lounge suites tables, chairs and various units as illustrated. All of the furnishings comply with the relevant fire-resistant and flame retardant standards.
A smoke detector is fitted as standard.

Exterior
The exterior log lap cladding is of stained redwood timber. Along with UPVC gutters and down-pipes enhancing the ease of maintenance.

I have a piece of land. Do I need planning permission to put a Lodge there?

As a self-contained Lodge, in most cases planning permission will be required. However, there are situations where a Local Authority may agree to siting a Lodge under the rules of Permitted Development. We recommend that you discuss this with your particular authority or planning consultant.

I would like to suggest alterations to your standard layout plans. Is this possible?

Yes, although we have the standard Tamar & Ashbury Lodges, any of our Lodges can still be made individually to order at planning stage. We can customise any Lodge to suit by changing the size or layout or simply the colour scheme. We encourage you to discuss your requirements as early as possible so that we can manufacture a lodge to suit you!

Do I have to buy your soft furnishings?

No, these are optional and if you wish we can supply the Lodge without furnishings. However a fully furnished Lodge will obviously look better and we would hope that we can find the soft furnishings to suit you from our portfolio of suppliers.

Your Price List is Ex works. How much does it cost for delivery & siting?

This depends upon the size of the Lodge you wish to purchase, as well as the distance travelling from our factory. Accurate prices are always given at quotation stage, however we recommend you to budget between £3000 & £4000 (example price is based on delivery up to 100 miles from factory).

How much access is needed for delivery?

A 20ft wide Tamar Lodge is delivered in two halves and a 12ft (single unit) lodge in one. Both types are delivered on low loader lorry/s. Approximate height clearance is around 16ft and actual width including eaves is 14ft on a 12ft single Lodge and 11ft on each half of a 20ft Lodge (twin). As standard, our siting team and our Transport colleagues undertake Access checks on your behalf. If you have any doubts, please ask.

I don't have any land. Where can I buy a Lodge already sited?

As well as owning holiday parks where we have our Lodges available for purchase and holiday rental, we work with a number of holiday parks throughout the South West who also offer Lodges from Devon Pine Lodges. If you are interested in owning a Lodge on a park, we will be happy to assist, using our park finding service. Please bear in mind that our Retail Price List is ex-works only and sited prices for Lodges will vary depending upon location, park facilities, security of tenure, etc

How long will a Lodge last?

Subject to the normal maintenance, we would expect our lodges to last a lifetime. Maintenance to the exterior timber should be re-coated within the first 2 years and every 3 years there after with a proprietary brand of micro porous timber preservative. Care should be taken to prevent ingress of water or moisture into walls - which can occur should items such as hanging baskets be wall mounted. CanExel has a 25 year limited warranty against cracking, denting and hail damage and has a baked on finish and sealer to help resist cracking, splitting, warping, splintering and buckling of the substrate. Window maintenance should be with warm soapy water, frequency is dependant on local conditions.

How are the Lodges heated?

Our standard 'fitted' Lodge specification includes an electric fire plus a FULL central heating system throughout. However woodburners or Agas can be fitted if required please see download our brochure and see Production & Construction on page 9 for more ENERGY SAVER features

Are the Lodges guaranteed?

Yes. We offer a 12 month manufacturers warranty with a 2nd and 3rd year comprehensive warranty by Gateway.
